What We Actually Do

We've spent years fine-tuning our approach to high-rise and mixed-use projects. Here's the full breakdown of how we can help bring your vision from concept sketches to ribbon-cutting day.

Each project comes with its own set of challenges and opportunities. We don't do cookie-cutter solutions - every service we offer gets tailored to what you're actually trying to accomplish. Whether it's a single tower or a whole neighborhood transformation, we're in it for the long haul.

Residential Architecture

High-Rise Specialty

We've designed everything from luxury condos to affordable housing towers across the GTA. Our team handles the full spectrum - site analysis, feasibility studies, unit mix optimization, and all the coordination with engineers and consultants. We're pretty obsessed with maximizing views while keeping construction costs realistic. Truth is, we've learned what works (and what doesn't) through years of seeing our buildings actually get lived in.

We start by understanding who's gonna live there. Sounds obvious, but you'd be surprised how often this gets overlooked. Every tower we design considers the neighborhood context, pedestrian flow, and how the building will age over decades. We work closely with developers to balance aspirational design with market realities - because a beautiful building that doesn't sell or lease isn't really a success story.

Full architectural drawings from schematic design through construction documents. 3D renderings and physical models for marketing and approvals. Zoning applications and municipal approvals coordination. Detailed specifications and material selections. And yeah, we stick around during construction - site reviews are crucial to make sure what we drew actually gets built properly.

Commercial Development

Mixed-Use Focus

Office towers, retail complexes, and mixed-use podiums are where we really shine. We've navigated Toronto's complex planning framework more times than we can count, so we know how to get things approved. Our designs prioritize tenant flexibility, future adaptability, and street-level activation. We're big on creating buildings that contribute to the urban fabric instead of just sitting there looking pretty but feeling dead at ground level.

Commercial projects are all about the economics. We work hand-in-hand with leasing teams and property managers from day one. Efficient floor plates, proper loading facilities, adequate parking (or strategic lack thereof for transit-oriented sites) - these aren't afterthoughts for us. We've also gotten really good at integrating retail at grade with residential or office above, which is trickier than most people realize.

Comprehensive design packages including base building and core areas. Tenant guidelines and standards for fit-outs. Code compliance documentation and accessibility reviews. MEP coordination and structural integration. Marketing materials and leasing packages. Plus ongoing support during tenant improvements - we know the building inside out, so we're the best resource when modifications come up.

Urban Planning

Community Integration

We look at the bigger picture - how your project fits into the neighborhood and city at large. Master planning for multi-phased developments, transit-oriented design, public realm improvements, and density studies are all in our wheelhouse. We've worked on everything from single-block intensifications to entire district transformations. The key is understanding how buildings, streets, parks, and infrastructure all work together.

Good urban planning means listening - to residents, business owners, city staff, and other stakeholders. We facilitate community consultations and translate feedback into actionable design moves. We're also pretty data-driven, using demographic analysis, transportation modeling, and economic feasibility studies to back up our recommendations. It's part art, part science, and a whole lot of negotiation.

Master plan documents and design guidelines. Phasing strategies and implementation roadmaps. Public space design concepts. Zoning amendment applications and Official Plan reviews. Community engagement materials and presentation packages. Traffic impact studies coordination. Basically, everything you need to guide a complex, multi-year development from vision to reality.

Sustainable Design

Green Building Certified

Sustainability isn't just a buzzword for us - it's baked into every project from day one. We do LEED certifications, passive house consulting, energy modeling, and life-cycle assessments. But beyond the certifications, we focus on practical strategies: optimal building orientation, high-performance envelopes, smart mechanical systems, and material selections that actually make sense for Toronto's climate. We're also big on designing for adaptability so buildings can evolve with changing needs.

We start with goals - what do you actually want to achieve? Lower operating costs? Carbon neutrality? Marketing advantages? Then we work backwards to find the right balance of strategies. We're honest about what's worth the investment and what's just greenwashing. Our team includes LEED APs and we collaborate closely with energy consultants and MEP engineers to validate our assumptions. Real sustainability means buildings that perform well over decades, not just ones that look good in brochures.

Energy modeling reports and performance targets. LEED or other green building certification management. Material specifications prioritizing low embodied carbon and regional sourcing. Renewable energy integration studies (solar, geothermal, etc.). Stormwater management strategies. Indoor air quality and occupant wellness features. Plus long-term operational recommendations to ensure the building keeps performing as intended.

Interior Architecture

Full-Service Design

We handle common areas, amenity spaces, model suites, and lobbies that set the tone for the entire building. Our interior work ranges from high-end residential lobbies with concierge services to co-working lounges and rooftop terraces. We're really focused on creating spaces that photograph well but also function properly - lighting, acoustics, furniture layouts, and durability all matter. We've learned what finishes hold up in high-traffic areas and what's just gonna look beat up in six months.

Interior design has to align with the building's overall vision. We develop mood boards, material palettes, and finish schedules that tell a cohesive story. We're also super practical about budgets - knowing when to splurge on statement pieces and where to value-engineer without cheapening the look. Our team works directly with millwork fabricators, lighting designers, and FF&E suppliers to ensure everything comes together smoothly during construction.

Complete interior design packages with floor plans, elevations, and reflected ceiling plans. Custom millwork and built-in furniture details. Lighting design and specifications. Material boards and finish schedules. FF&E procurement assistance. 3D visualizations for marketing and approvals. Color and signage coordination. We also provide installation oversight to make sure contractors execute the design properly.
